According to the latest available stats from the California Assocation of Realtors, July sales in Redding dropped 7.6% compared to July of 2022 with 110 home sales. The median price had a slight decrease of 5.9% ($400k) from last year. Active listing inventory decreased by 10.9% (230 listings) from last year. The average home stayed on the market for 24 days and 48.7% of listings underwent price reductions.
So what does this mean for buyers and sellers? The 7.6% drop in sales compared to July 2022 might be a positive sign for active buyers. A decrease in sales may indicate reduced competition for available properties, potentially giving buyers more negotiating power and a less frenzied market. For sellers, a smaller inventory of available homes could be beneficial as it potentially reduces competition and increases the chances of their property standing out to motivated buyers. The fact that homes are selling in an average of 24 days can also be seen as a positive for sellers. It means that well-priced and attractive homes have the potential to move quickly.
